As Project Manager, you will lead commercial and multi-family projects from intake and pre-construction through active construction and closeout. You will oversee budgeting, estimating, coordination, constructability review, scheduling, procurement, contract administration, and cost control. This role requires disciplined planning, proactive risk management, and strong leadership of site teams, consultants, and subcontractors to ensure projects are delivered safely, on time, on budget, and to Rolling Tides' standards.
Key Responsibilities
- Lead projects through pre-construction, estimating, execution, and closeout
- Review scope, budgets, constructability, and value engineering opportunities
- Manage project budgets, cost forecasting, and change management
- Maintain schedules and ensure milestone achievement
- Administer contracts, RFIs, submittals, and change orders in Procore
- Coordinate subtrades, consultants, and clients to mitigate risks early
- Lead weekly project meetings with documented action tracking
- Mentor Site Superintendents and reinforce quality and documentation standards
Qualifications
- 3 or more years of commercial construction experience as a Project Coordinator or Project Manager
- Proven ability to manage budgets, contracts, and documentation from pre-construction to closeout
- Strong knowledge of drawings, specifications, and applicable building codes
- Proficiency in Microsoft Office and construction management software (Procore preferred)
- Strong communication and leadership capabilities
- Ability to manage multiple projects concurrently
- Valid Class 5 BC driver's license
- Prior trade or on-site experience
- Multi-family construction experience
- Diploma or degree in Construction Management, Civil Engineering, or related field
- Experience with public sector or design-build delivery models
Pay & Benefits
- Full-time, permanent employment
- Competitive compensation of CAD$85,000 to CAD$105,000 per year, commensurate with experience
- Two weeks of paid vacation
